Turnkey plumbing and the gas service for Urban Office’s Medical Center location on Fredericksburg Road: meter set and riser, pressure-tested and signed off. We built all three of their San Antonio locations, and we’re the service plumber for them today.

Military, school district and commercial work

On every one of these we were the plumbing subcontractor to the general contractor of record: subcontractor meetings, submittals and pay applications, and base access where the site required it.

Wilford Hall, JBSA-Lackland — live-line pipe freeze
Two hydronic hot water lines had to move to clear a new HVAC access panel for a fire damper project at an occupied military medical center, with a three-story pipe chase on the other side of the wall and scaffolding ruled out. We opened the wall, had the lines frozen in the chase, set isolation valves between the ice plugs, drained only that section, relocated and re-insulated the lines, then thawed them and verified no leaks before walking away. The building stayed open and the system was never drained.

Texas state hospital — boiler and water heater relocation
Relocated a boiler and a water heater with the associated water and gas piping on an occupied state hospital campus. Two change orders and monthly pay applications through the retainage release in 2024.

Urban Office — Southtown and Century Heights
Plumbing buildouts of Urban Office’s Southtown location at 1209 S. Saint Mary’s and the Century Heights location on Loop 410. The Medical Center location is above.
2022–23
JBSA-Randolph — building renovation
Plumbing on a four-month renovation on the base: copper distribution, condensate piping, hydrostatic testing. Badged access and a weekly subcontractor meeting throughout.
2023
Military Working Dog training lab, JBSA-Lackland
Plumbing under an Air Force prime contract: domestic water through the dry well. Base access requests and CUI paperwork handled.
2024
NISD — Holmes High School portables
Plumbing for the portable buildings, with an added restroom, floor drains and a shower enclosure by change order, billed on monthly pay applications.
2026
SAISD — Bowden Academy renovation
Restroom renovation on an occupied campus: cleanouts and access panels by ASI, condensate lines, through pre-final punch list.

AT&T Hausman Work Center
Turnkey plumbing on the work center, billed on monthly pay applications.

Underground, overhead and under the slab

The parts of a job that get covered up before anyone sees them.

Under the slab

A slab leak, or a cast iron sewer line that has finally given out under a foundation, does not mean the floors have to come up. We tunnel in from outside and rebuild the line down there. How that works, and the three repair options, is on the slab leak page.

Backfill settles no matter how well it is compacted, and a pipe lying on it settles with it. Hung off the slab, the line keeps the fall we set.

Getting to the pipe

On a water line repair the digging is usually the long part. San Antonio and the Hill Country sit on expansive clay over limestone, and a main deep enough to need a trench box is a different job from one a shovel reaches.

Past a certain depth it is a shoring job before it is a plumbing job, and the box goes in before anybody does.

The part that matters later

Some of the work only pays off years after we leave, on the day somebody has to service it or sign off on it.
